Flickr can have good "free" photos - just make sure you limit your search to photos covered under the Creative Commons license.

Since she never signed a lease, she technically was never living there legally. She could probably leave whenever she wanted, but the landlord could probably also evict her very easily.

I think the only way Bitcoin would be realistically accepted for rent would be if the tenant pays by Bitcoin, and it's immediately converted into USD by the service and paid out to the landlord. That way both the tenants and landlords are happy.

Craigslist bans autoposting and most sites won't do it. Some sites will generate code though, as John pointed out.

The online property management service that I use hires Transunion to conduct background checks, and it's worked out pretty well for me.

I think automated emails would be better than texts. Texts can be seen as intrusive and annoying, whereas emails are a bit more formal.
