@Anthony Johnson and @Ronald Rohde I appreciate the feedback. I agree with adjusting the price  and providing the TI option during negotiation. By leading with the aerial I thought it would provide a better idea of parking as well as the overall complex, but it's not exactly showcasing how well it can be client facing. I'll likely tweak these photos.

Hello BP community! 

I'm reaching out for a gut check on some strategy / pricing on a commercial office space complex I recently invested into. Fortunately the majority of the units are occupied except for one. The vacant unit is approximately 1,994 SF and was previously a doctors office but is in need of some cosmetic updates including new flooring, paint and likely an upgrade or significant maintenance on the HVAC system. It's located in a very up and coming town with high traffic at around 15k per day. I currently have it listed at $23 per SF, but that's factoring  in the likelihood of me splitting or covering the costs to bring the unit up to spec for the potential tenant. This price per SF is slightly higher then local competition, so I'm concerned the higher price tag is pushing away potential tenants. Would it be more advantageous to price it lower to get potential tenants on site, and then negotiate increases per SF depending on what they're looking for? 

Any advice would be great as this is my first dive into commercial, woo hoo!

@Account Closed,That's a good thought. I just checked Redfin and it's listed as "Off market". I'm going to attempt to contact Zillow directly to see if I can expedite this as it seems like an issue with their technology. Thank You!  

Hi folks,

I recently (December 31, 2020) purchased a home that was listed as "Auction" on Zillow. I'm now trying to figure out how I can remove the property from being listed as "Auction" on Zillow so that I can use the Zillow rental manager to re-list. I attempted to "claim" the property and edit on Zillow, but was hit with this message:

Since your home is listed by an agent, you will not be able to make changes to it. Please ask your listing agent to make any desired changes.

Yet, there's no contact of a listing agent. I believe this property was listed by a Zillow bot that identified it was going to auction through the MLS.. I spoke with my agent who helped me with the the short-sale and he was scratching his head. Let me know if anyone has experience with this as I would love any advice.
