When I was picking out flooring for my own family room - knowing that with three young kids and a dog, it was going to take a beating - I went to Home Depot with my car keys in hand. Making sure I avoided the gaze of the employees, I dug my keys into all the flooring samples they had (trying to imitate drops, gouges, tools/toys etc). The laminate held up the best out of anything. Somedays I think my family room floor gets more abuse than my rental does.

I haven't had an issue yet -as my tenants have been very responsible, but I am probably tempting fate...

I would like opinions/feedback on this please!!

In my lease agreement for a SFH, I include a clause that any maintenance or repairs that are $100 and less are the responsibility of the tenant. It goes on about notification/failure to do so etc.

This has worked really well in a middle/working class neighborhood.

Does anyone else do this? How does it 'work' for you?

I am looking to purchase an inexpensive duplex in Indianapolis (do rehab myself).
I am trying to figure out funding - home equity loan or one from prosper.com

Does anyone here have experience using Prosper to get a loan? How was the experience?

Please advise...

I have searched the old forums and haven't found an answer yet...

First - I know it is ideal to have all utilities in the tenants name/they pay.

Now the 'what if'... If I have a duplex with utilities not split (and I don't want to pay to have them split) what is the best way to deal with this?

I don't want to pay them. Is it reasonable to keep the utilities in my name and require the tenants to pay half?

Please let me know how you address this situation (if you have had to...)
