I definitely agree. Most of the deals I come by with that type of equity are off market deals.

Tried to complete a SS on a home, it was denied.  Seller wants to sign the home over to me via Quick Claim.  Home is worth 90-95K, borrower owes 67K  and is in arrears 3K . The home in fair to good condition.  Not a major rehab at all, paint and flooring should do it. Should I take a quick finders fee of around 2K and unload, or should I keep it.. and put it back on the market for a quick sale after painting, flooring, for value.. Confused...

I am interested in doing the same thing you are doing here in my area. So, did your attendance at the local REIA meeting give you some insight on how to get the wholesaling business started.

Is it possible to wholesale a property via a shortsale?

I think that you would do better focusing on your investment goals, renting, and property management, this is a full time task. The time it will take you to get in to real estate and get started branding and building yourself as the go to agent for anything of interest to you, you could have hired an agent to do all the work for you and you can put your time in to building your real estate empire. There is not that much you will be saving. From a Real Estate agent to you.. this is just my opinion.

I am interested in wholesale real estate deals, but I dont know where the earnest money is going to come from if I contract mulitple properties? I need help getting started any suggestions..
