We are working to close on our first deal and have a private money lender to fund that deal, friends of the family. We are going to split the profits. I want to make sure we do the structure and expectation correctly making sure we protect the relationship. Looking for any advice the community has on this. Appreciate your feedback in advance.

@Jessica Martin I was searching the site for wholesaling in Texas and saw this post and was wondering how you are doing today with REI. I am new trying to get started with wholesaling and a little overwhelmed with so much to learn and wanting to do it "right".

@Scott Beck Thanks for the REIA group suggestion and the Learn tab. Will be checking those out for sure.

@Lance Wakefield and @Andy Webb My thought is to focus first on wholesaling in Denton and Collin County areas within a ten mile radius along the 380 corridor. Again new to this so I am reading and learning what I can to make it happen correctly. I recently attended a "seminar" on real estate investing which excited me on what could be but they were wanting $30K for continual education. Would rather see if I could find another way to go which brought me to Bigger Pockets. 

@Dmitriy Fomichenko appreciate the guidance and will be checking those out too very soon.  And thanks for the tagging tip, already putting that to work!

Looking forward to begin my journey in Real Estate Investing.  This is something I have wanted to do for a long time and now have decided it is time to stop thinking about and stop doing it.  Really glad I was able to find this site and have already grown in some confidence in reading others posts. 

I am a little overwhelmed but very excited.
