Ok, so I've been doing a lot of reading both on the forums here and also a few books I've bought along the way. Lots of information coming at me and I'm trying to keep it all straight. I understand you have to get out there and look at houses, a numbers game. My question is how can you quickly look at an ad and decide if it's worth driving out to take a look and contacting the seller?

For instance, I just pulled up Craigslist and found this ad.

Looks alright to me from the photos, not much information in the ad, seems cheap enough, but is there a way to quickly weed this one out or realize the possibility of the numbers working. I'm looking for long term buy and hold cashflow properties. I don't want junkers but I also don't want "expensive" homes.

Any help or general advice will be appreciated. Thanks.

Thanks Brandon Turner for the welcome. The beginner's guide was a great read. I actually printed it and put it in a binder so I could refer to it as needed.

Ron Climer, I've thought about getting my license but doesn't that sometimes hamper your ability to buy rental property? I bought my house in 2011 with my VA loan, zero down. I wish it were that easy to buy investment property with zero down. Thank you for the advice, I will watch the video and def check out the book.

Ali, I just read your article about crunching the numbers on a napkin...priceless. Thank you for writing that, I know I'll be using the information, sooner than later I hope. I'm interested though...I see you are investing in multiple markets, namely Nicaragua; how are you doing this? Do you have contacts there or are you finding deals on the net? I'd be interested to know more about that.

Michael, I am way north of where you are :). How is your market down there? I would imagine housing prices would be much higher in your neck of the woods.

Hello,

My name is Dan and I'm completely new to real estate. I'm 36 and I've been in the Air Force for the past 12 years. I have an amazing wife and five beautiful children ranging in age from 6 to 13. I haven't been investing any of my money over the course of my life and I'll be ready to retire from active duty in 8 years. My sister and husband own a few rentals in the Atlanta area and, although they are trying to talk me out of it, I've decided I want to get into the industry and try to get to the point where I can earn as much as I am now by the time I can retire in 8 years.

As far as real estate education goes I've only just begun. I've read a few books from Robert Kiyosaki and I've been reading different posts and blogs on BP for a couple weeks now. I'd say all in all I'm pretty confused at this point, but I hope the longer I read and stay active trying to learn it'll start to fall into place.

I was originally interested in buy and hold as rental properties, but after reading posts on here I've realized there are alot more ways to be in the business than just owning rental property. At this point I really don't know where to start or how to choose which strategy to focus on. I'll just keep reading and studying until I can get some cash saved up and go from there.

Well, I hope in about 5-8 years from now I'll be successful and have met a bunch of new friends here on BP. Thanks.
