I would like to flip houses in different states, and would like to know if anyone has any experience in doing this. In this situation, how can I protect myself? I've set up an LLC in the state I'm in, but am only governed in that state. Any information will be much appreciated.

I wanted to know if a Lease Option contract is enforceable in the court system. Reason I am asking is, I spoke to a realtor who said that a Lease Option contract is non-existent. I know this issue varies from state to state, and would like some clarification.

I did some surfing on property in KS. It seems as though there are a lot of foreclosures there. Am I correct on this. If this is the case, maybe flipping wouldn't be such a great idea. This is just my opinion. High ratio of bad credit clients. Maybe you have a better understanding as to why you feel flipping would be something worth doing. Drop me a private message. Its a pleasure to see new investors such as myself. Have you considered other creative ways of investing such as L/O, sub-to's, or even flips. I like the idea of networking with other investors.

Could a person be prequalified based on there DTI without having there credit pulled? If I were to have my credit pulled, wouldn't it be logical for me to go through the entire application process of getting preapproved for an "X" amount of dollars along with a commitment letter from the mortgage broker.
