I've been reading The Book on Rental Property Investing, listening to BP podcasts, and watching YouTube videos in an effort to learn as much as I can about real estate investing before getting into the game...but I've realized the best way to learn is by actually doing.
I'm currently entering my final year in college, so the plan is to build my knowledge base next year so that I can hit the ground running when I save enough money. I'd like to get some practice and 1-on-1 feedback in analyzing deals and putting all the numbers together to find a good deal. While I may not have money at the moment, I certainly have time, and I'd like to spend it helping someone find good deals in their market and putting all the numbers together to estimate cash flow by finding the fair market rent price and determining relevant expenses.
What are your thoughts? Are there better ways to get educated with respect to real estate investing? If anyone is interested in discussing this idea, I'd be happy to chat!
