Thanks all for your help. Yeah, looks like the seller didn’t disclose it and the deed was improperly conveyed. Since I’m doing a refi, they will be able to correct it. I appreciate all the answers and hopefully can work together with some of you on deals in the future as this is one of my first deals. 

@Wayne Brooks I did buy owner’s title insurance. 

@Justin Lanciault it was an off market deal but the ground rent was listed in SDAT so it should have been caught by the title company as my refinance lender caught it. 

I purchased a property using hard money and now I’m going to refinance and the lender found that there is ground rent on my property which the title company had missed on the purchase. What are my options of recourse? Would the title company he liable/obligated to pay the ground rent or redeem it outright in my behalf due to the error?

I am working on renovating a row house in DC with a general contractor. We want to go from our current basement height of 6'9" to 8' or above. Our contractor shared 2 options for how we could do this. He said we could either underpin the basement, or move the floor joists on the 2 levels above to increase the basement height and possibly add a bit more height on the upper levels since we can use 3-4' from the attic. I'm not too familiar with either approach, so wanted to understand what folks generally do and recommend.
