Hello everybody,

Again great feedback. I just noticed that I didn't specific what parts of SC I'm interested in investing in.  I'm actually looking in the Greenville / Mauldin / Simpsonville areas of SC.  Are there any investor friendly brokers / agents / wholesalers out there who would be interested in speaking?

Thanks for the excellent feedback!  The advice seems to point to finding agents more suited to my needs than to find a "work around".

@Robert Seed I'll send you a message as I would be interested to find out more...

@Brock Adams Buy and hold. It's a class A property that ready to rent in an excellent neighborhood. The FMV is about $155K and my maximum offer is $145K. A conservative rent is about $1,300 and I wouldn't be paying a property management fee. My expected cash flow with other conservative numbers should be about $150/month. This would be my 1st investment deal so please let me know if I'm missing something...

@Account Closed; @Michael Karpie; @Jay Hinrichs;  Thank you guys for your feedback.  You all have interesting ways to approach my situation and it's very helpful.

@Wayne Brooks:  I'm not trying to screw anybody out of anything, I was thinking of the next potential deal.  I'm pretty new to this (my existing rental I bought in 2005 without any investing knowledge) so I was just looking for feedback on my situation.  

To all:  My initial thoughts were to pay 1% to the agent who provided a few key pieces of info in the beginning and then work with the sellers agent on the deal.  SC I believe is a dual agent state and I know I would have to watch out for my own interests, but I'm good with that.  I'm not sure if that's something a broker would consider or not...

Hello all!

I have in investment property in SC with a tenant who has 20 year experience as a property manager. I started working with a RE salesperson in the area, but so far her only value is providing MLS listings, CMA's, and rent comps. My tenant can go see a property and I trust his judgement in judging the property condition and the location value (I don't live in SC). With the salesperson, I'm the one who is trying to think creatively like an investor and she seems just focused on price.

I don't have a buyers agreement with her.

The typical SFH I'm looking at is around $150K.

I only need MLS info, CMA's, and rent comps. My question is is it reasonable to seek out a broker and ask him/her to provide me the above in return for 1% of the deal if it closes? Should I ask the current salesperson for this setup? I assume she can't because she's not a broker...

Any other ideas that would make a better fit for my situation?

Hello everyone!

I live in the Los Angeles area and my full time profession is sales.  I have 15 years of experience selling capital equipment machinery and 10 years experience as a mechanical engineer.

I'm just past the beginning of my RE investing career.  I've owned properties in the past, but not with an investor's eye.

I own a rental property in SC and I'm currently trying to acquire another investment property near the one I own.  My current tenant has 20 years experience as a property manager.

I'm also very interested in finding a 2-4 unit property in the Los Angeles area to potentially house hack.

My initial draw/comfort level with RE investing is the buy and hold strategy.  On the flip side, I'm always learning new things so I'm very open to other forms of RE investing.

I look forward to meeting other like-minded people in the BP community!
