Hi @Ryan Burton,

We live in Seattle but have properties in Tacoma and I can't say enough good about RHAWA, rental housing Association of WA. For a small membership fee you get access to every form you could need and they are regularly updated and ensured to meet all of the shifting legal requirements. In addition, we use ApplyConnect to screen the tenants. Here is our verbiage for requirements and the questions we use via email prior to showing the property (NOT in Seattle, so may be some things you can't require there that we can in Tacoma):

Tenant pays electric for the unit and $150 utilities monthly. Minimum Requirements: Monthly gross income at least 3 times the monthly rent ($3,600 income per month). NO convicted felonies. NO sex offenders. Minimum credit score of 600 (check yours for free at creditkarma.com) NO previous evictions. The following guidelines are established to ensure that all prospective applicants for a property will be treated equally. Valid Picture ID such as Driver's License or ID card are a requirement of the Screening Company. All adults living at the home must be screened. Any false or misleading information provided by the applicant on rental application or omission of a material fact will result in denial. A previous verifiable residence history is required. Good history of on-time payments of rent and/or mortgage. No money currently owing to a landlord or property manager or any previous breaking of a lease. All employment must be local and verifiable. Self-employed are required to show last years tax statement to verify income requirements. Late payments of bills may affect acceptance. All bankruptcies must be discharged. Good payment history after a bankruptcy must be reflected. Foreclosures may be considered if other credit is good. Rent is due on the 1st of each month.

@Sungwoo Choo, yes it's reasonable plus you can manage the process and if you are available and want to show it yourself, you can grab the showing. I loved that it's superflexible and they let you know within 1/2 hour of the showing if the applicant will apply and if they had any issues with the unit or questions - I would just hop back on Zillow and connect with the person and see what they wanted to do next steps. Luckily we had just installed the 4 digit code doors so was seamless. Love it!

We have successfully used Showdigs to show our Tacoma properties so we don’t have to drive down for tire kickers-we handle everything else.

We have used Rentec Direct for years and after initial setup, it has been great. It's Easy Pay and you can set up your own form. The automatic rent payment is the best, no one has to do anything. The ACH is a bit of a bummer as it takes a few days for the money to actually appear in your account, though. Suzanne

According to this "article" we have to give 234 hours notice to enter the property (haha, obviously a typo, is 24)

Hi Kansas City (KCMO) and Raytown Missouri investors. We are seeking an internet service provider to provide support for security cameras throughout our 30 unit apartment building in Raytown, MO. Google and Yelp reviews are not flattering to the Comcast/Xfinity, Google Fiber and other traditional providers. Any experience you could share? Thanks! Suzanne

Thanks to Jake and Gino (and great partners) we are closing on our first multi-family (30 units) sometime in mid-April 2019. We previously only had 4 SFH and one duplex and one triplex. Their support, including answering specific questions during weekly webinars, as well as IN PERSON, has been so awesome. You feel passion and there is always a good answer, or let's throw the question out to the Facebook group.
