Post: River Front home in Dripping Springs, TX outside of Austin For Sale

Hello, my partner and I purchased a home on the Pedernales River in Dripping Springs, TX back in 2021. The goal was to initially do a small renovation and add an additional room and bathroom to the already existing older home. Since completion my partner, who was local, has moved and now we are stuck with a property that has gone unmanaged. We have been trying to work with Vacasa to manage it as a short term rental but we keep running into issues with their final inspection. One of which is a small rodent issue; to remediate this we have hired a pest control company to do a full service inspection and trapping job for several weeks. However, at this point I think we would just prefer to sell. The property is beautiful and would make a great vacation home, STR, or primary residence. I don't post a lot on here but if you are interested in hearing more about purchasing the property please reach out to me.

Hello, I have been an active investor in multifamily properties for several years now but have recently moved into commercial real estate.  Currently, I have one retail/restaurant property with approximately 11,000 sf and 5 tenants and another office/mixed use property under contract with about 17,000 sf and the potential for numerous tenants.  Is there a recommended software on the market to assist in the management of a smaller portfolio?  The popular programs like AppFolio seem to be catered to larger investors and more expensive.  Thank you for any help.

I am selling a rental property in Waco (Woodway to be specific) that I have not put on the market just yet.  It is currently occupied but tenant will be out at end of month.  Send me a message if any you are interested.

There are plenty of vacant Family Dollar stores in the central TX area; does anyone on BP have any success stories on repurposing these small box sites?

Does anyone on here have any experience in starting a hard money fund and originating loans for homebuyers that cannot qualify for conventional/conforming or GSE (i.e. FHA) loans?

Are capital gains only calculated by the difference between the purchase price and the eventual selling price?   If the property is an income producing property that turned into a dud and the investor never made positive cash flow can any of the money lost in the property offset the capital gains?

Does anyone in the Fort Worth/Crowley, TX area have a good leasing agent reference?  Would also be interested in hiring full time management.
