The bottom of the market was a great time to buy, also an easy time to buy and make money, but the true test of real estate is to be able to do it in any market.

I like your thinking and I agree.  I'm surprised by listening to the BP podcasts how many of them started around years of 2008 and 2009.  You would think that these individuals would not be in the game anymore but they seem to be doing just fine, and thriving.

We had the opportunity to buy a short sale 4 years ago at the bottom of the market.  It was at the top end, and a stretch really of what we were willing to spend 550k but it was such a great location I just had this feeling it was a fantastic investment.  Logic, at the time, won over and we didn't do it.  Now it would probably go for around 1.1 million.  The house is blocks away from Bellevue, Wa.

Does anyone else have those missed opportunities stories?  Although, I am moving on and not dwelling on what could have been, I think it is fun to hear others stories of "dang..I should have done that."

As a planning consultant by profession, Wayne is right on in advice - minimum lot size, density, zoning, buffers.   Download the local zoning code and read it - full of engaging material. :)

 I know most jurisdiction here in Washington State have what is called a pre-application meeting for those wanting to understand what is required.  That may be too much effort, but if you are serious about the lot it may be worth it.
