Thanks Blake! We used PropertyRadar to find the leads and sent 1,000 postcards through yellowletters.com.  The challenge we are having now is finding a serious cash buyer. :)  So far, we're finding  other "wholesalers" that want to market our deal for 50% of the finders fee.  Not happening.

After a round of direct mail through yellow letters and about 2 dozen phone calls, we have our first purchase agreement signed. We're helping a single mom in the Phoenix, Arizona area (Queen Creek) who has gone through a divorce and is about to lose her home to foreclosure. 

My parter posted the deal for any interested cash buyers here: http://www.biggerpockets.com/forums/311/topics/188.... We are going to move this to the investor marketplace later today.

Thank you guys!  I really appreciate the feedback!! I do believe the allure of it being anything 'quick' has worn off, thankfully.  But we're ready to get down to business.

Thanks @Dev Horn I bought both books back in November, started reading "Flipping" and got a big dose of reality from J Scott on how hard fix and flips can be...so I put the book down. But I'm determined to finish both!!!

My partner and I sat in on our first Phoenix REIA meeting on Monday and it was a huge eye opener, we can't wait for the next one.

We initially planned to do fix and flips but after hearing Alan present the market update for the Phoenix / Maricopa County area, we really see the potential in helping home owners avoid foreclosure.

We are already teamed up with a Marketing company to print flyers "we buy houses" etc., (no bandit signs) which we'll direct mail and we're also possibly considering yellow letters.

This message might be a little early but I felt the need to line up a mentor now who is willing to work with us on the first deal or two until we get the whole process down.

If anyone with experience in the Phoenix market has time to do this, please feel free to contact me!

@Jerald Alford I just found ReZamp yesterday and did a search on BP to see what folks were saying and found your post.  Have you had any success with it over the last month?

@Rhonda E. Do you have any plans to add the Chicago market?  Would love to see that in the future!!

So far, I've found the tutorials on YouTube  very helpful, keep them coming! Would like to see a few more tips and tricks on how to really maximize the tool and maybe a few real world examples of it in action!
