Matt Graves of gravesrealtystl.com is great. He does single family and we also used him for some of our smaller multifamilies.

Thanks @Max Householder, @Nick Kravchuk for your thoughts. We were looking at some properties between Cherokee and Chippewa, east of Gravois Park so I was hoping they would be close enough to the Cherokee St. revitalization. We plan on driving the neighborhood next time we're in St. Louis in a couple of weeks. @Peter MacKercher I would love to talk next week about some specific areas. Hello BP St. Louis, 

My wife and I currently invest in South City and Dog Town and we were looking at different areas of St. Louis. We've seen some properties in Dutchtown that have some cash flow potential but we're investing from out of state and aren't all that familiar with the area. The crime maps show that there is a good amount of crime in the area but I've also seen there have been some beautification and rehabilitation efforts in the area. I know it's close to Soulard which has been turning around so we were wondering if this is an up and coming area. Please let me know your thoughts.

Hello Jeff and everyone, 
I'm an out of state investor but grew up in STL. My wife and I currently have 3 four-plexes (2 in South City and 1 in Dogtown). We plan on adding 2-4 more by the end of 2018. I come to STL pretty often to visit family and see the properties so please keep me updated if there are any regular Meetups that we could attend while we're in town.

Yes there was an architect involved but I don't think it was a standard AIA contract. The zoning restrictions were definitely not "designed" into the construction plans. I'm taking a look at the contract again and the company is trying to talk to a consultant to see if there is a possible variance but not holding my breath.

So I hired a design build team to add a second story to my house (~1000 sq ft). We went through all the planning, I got a new loan, submitted the plans to the city, the city came back with some changes, submitted to the city again, then the city came back and said that the coastal permit wouldn't allow the addition and even if it did, the local code would only allow an addition of 400 sq ft.

I live in San Diego and this should have been picked up at the beginning when drawing up the plans (before I refinanced for the construction). My question is, what recourse do I have against the design-build contractor for missing the zoning requirements? Obviously any payments I made directly to them would be refunded but can I get the costs for the loan, including the higher interest rate? Anybody else go through something similar?

Appreciate any help.
