I have 4 single family rentals finance in my company name with commercial loans on them. I would like to the pros and cons on financing them with a conventional instead of a commercial loan.

@Jim Bryson- On your strip centers are you the developer and builder? If so on average how much psqft is it costing you to put the infrastructure in and construct the building?

Chris Seveney - ok thanks, I’m still in early stages of picking out sites to build on. I was trying to really get some preliminary ballpark numbers on what it would cost to build a retail center of that size. I will check with my architect to see if a 1/2 acre will be big enough to build a 12000 sqft building on.

I would like to get some advice on the average cost to develop and  build a 10,000-12,000 sqft retail center on 1-2 acres. I know they're a lot of variables that goes into it, but I'm just trying to get a idea.
