We have 2 duplex's,
IL Chicago 60621 5640 S Green St. - Listed by a Realtor with the right to sell ourselves.

NY Syracuse 13205 143-145 Mc Lennan Ave - This property can be purchased either with cash or we will carry nearly the entire price as financing financing.

Keep in mind, with the exception of Green St. these properties need repairs. :D

Hi Andy, we own our property without debt and buy it pretty good so our strategy is to put a sign on the property that advertised either $500 or $1,000 down and $500/month. That's it & we get tons of calls. Our intent is instead of having the buyer put down a huge or customary down payment we start low so they have funds to improve the property since many need repair.

The rent ($500/month) is roughly 65% of local market rents. So bottom line people can see that with a down payment they may be able to own but the monthly is so low it's hard for them to believe so they call our 800 #.

We have just purchased 33 properties in our first tape. There are SFR's, lots, a condo, & some multi units.

The properties are mainly in the mid-west and we have a signing-inspection process that generates a lot of calls for the most part. For some there is just little interest, the lots for example get few calls.

Haven't read many forum posts yet and will but please contribute your ideas about getting creative selling these properties quickly.

I've done some research for a comprehensive investors forum and glad I've settled on this one.

I'll do my best to learn and post as often as I can. I am a computer power user although I know many are better.

My passion has always been real estate and personal development. I truly enjoy making a difference in the lives of those I touch.

Our business (I have 1 partner + investors) is the purchase and sale of individual residential homes, bulk REO's to investors or consumers. Most of it is "C" class and we've developed a model which bypasses the real estate and lending communities.

I look forward contributing what resources I have, learning from the experts, and finding resources you all are willing to contribute.
