Be careful with buying a condo in a high rise. Many owners of them are getting hit with extremely high assessments lately because of the lack of structural integrity. Inspectors are evaluating all high rise buildings in Florida for structural stability. My condo had a $100K assessment in an 18 floor unit building in Destin. Many owners are having to sell their condos for much less than their value due to these high assessments. And if you purchase such condo, you either negotiate the assessment with the seller or take on the remaining portion due. So be careful with finding what "appears" be a great deal.

I recommend talking to an elder care attorney and real estate attorney. You have a lot of options and I wouldn't recommend jumping into something you're not educated about.

Quote from @Jillian Shuler:

Hey all,

I have a short term rental that sleeps 6 people and has a small courtyard with a fence. I was thinking of purchasing a hot tub...I called local companies and can get a 220v hot tub for around 6500, or could order a "plug and play" online that is 110v. I like the smaller plug and play option but wondering if anyone has one and how their electric bill has been? Our area is very seasonal so I am always hesitant to spend too much money since it's not booked year round. Thank you!

I recommend a Signature S-4 which is what I have. 220 V. You can get one for $6,500 through Aurora Pools & Spas.

Thanks. I shouldn't have to borrow much because I'm planning on doing a reverse 1031 exchange with 3 of my local LTRs.

I've yet to do a fire-damaged flip, not because I'm reluctant to do one, but because the opportunity hasn't presented itself yet. Great job!

Great job. What was your total rehab costs?
