I don’t know specifics about these market but I recommend purchasing some data from airdna and pricelabs for this markets. They will provide you with data rich dashboards that can help you in making a market decision as well as underwriting specific properties. 

I couldn’t agree more with this post lol. Don’t get bent out of shape about it. All that matters is you take/learn the lessons from the people and scenarios that apply to you and your goals…the rest is noise!

@Joseph Bagley luckily the market has been in our favor to absorb some of these mishaps. 

What drove you to invest long distance in southern pines?

@Joseph Bagley that's unfortunate about the contractor. It can definitely be the hardest part about this business sometimes. Hopefully it doesn't discourage you from doing some more. 

As for the REIA site, I am not sure which one you are speaking of and because of that I am going to go ahead and say no, I don't use it. The majority of my resources and networking takes place on BiggerPockets and/or Facebook groups.

I do work in the Fayetteville, NC market. I haven’t done anything in the Southern Pines area.
