@Joe Fairless , Personally I would go with a middle grade laminate (there are numerous brands and it is really easy to install) and use a thicker moisture barrier or padding under it to make it feel like the more expensive laminate (optional). This will eliminate the need to replace carpet throughout the whole house after a few years and I personally think it looks much better. I would do that throughout the whole house except for the bedrooms, kitchen and bathrooms.

In the bedrooms I'd go with, again, a middle of the road brand of carpet. For the color, I would choose a darker brown just because it will last longer (hide it's age) and is much easier to clean and hides it's age. If dark brown isn't your style, then just make sure to stay away from white or light tan. Those colors are just nightmares and will never look as good after your first tenant leaves.

Hello everyone,

My name is Justin MIller and I was introduced to this site by a friend and have really liked it so far.

A little bit about me: I'm 25 years old and grew up in the Orlando area. After High School I went up to The University of Florida and majored in Economics and Business Admin.

Since then I have partnered up with my father and we now own a flooring company, specializing in carpet and tile cleaning.

After working with numerous property management companies, as well as real estate companies, I have gone "behind the scenes" and have fallen in love with real estate. I plan to do a buy and hold strategy in order to cash flow an early retirement.

I may not know a ton about real estate (yet), but if anybody has any questions regarding carpet or tile (sales, cleaning, etc) feel free to ask me.

I know I'm late to the topic, but just in case anyone else has the same question, I'll go ahead and throw in my two cents.

The Ozone purifier that Randy mentioned works great for my company. I've used it in countless apartments and rentals after the tenants have moved out.

First, you must make sure that all the windows are close so you have a sealed environment. After that, simply turn the machine on and come back a few days later.

NOTE: The Ozone machine emits O3, which is very dangerous to inhale. Once you turn on the machine, be sure to leave quickly.
