In downtown Durham I would imagine there would be value turning a duplex into a single family.  There is a meeting at the Durham Realtors Association next Thursday where they are summarizing what the council is doing with regards to affordable housing.  In Chapel Hill I think the council requires 10-15% of developed units be affordable housing.

I'm an agent looking to get back into investing.  I'm in Chapel Hill, NC but interested in partnering for flips in the triangle, preferably Durham but am open to all areas.  I've invested in a few rentals in Charlotte, NC.  Am looking forward to connecting to more folks locally, definitely with some contractors/investors who wouldn't mind sharing some of their experience. I would love to share some of my experiences of the market as well.

Our firm uses DocuSign as well.  Mobile friendly and easy to track.  I use zip forms as well for contracts, agency agreements, etc.

Thanks guys, that's helps to confirm what I was imagining.. So more rehabs happening near downtown, and people generally seeking rentals in the cheaper areas. Paul, what kind of numbers would you look for in an "ideal" rental, any area?
