Hey BP,

I am trying to look for the migration patterns within California but I can't seem to find much. All I really find is that everyone and their mom is moving out of here! I am specifically looking at the Inland Empire area. The only information I found is that people are moving out of Riverside. Does anyone on here have any tips or resources where I can find this type of information?

Hey Bigger Pockets,

Just wanted to quickly introduce myself and ask for a little bit of advice and maybe make some friends. My name is Priscila and my husband and I are interested in investing in real estate. We've been reading books, watching podcasts, monitoring the markets. 

Now were excited to get started with buying our first property. We live in California, San Bernardino county. I've been previously preapproved for 285,000. Which isn't much here. Now we did save more since then(we have 18k) and I paid off a collection I didn't know was on my report. My husband is working on getting himself off a mortgage he had previously helped a relative with. So hopefully we can get approved for more together. 

We are thinking of doing the brrrr strategy or buying a house and flipping it. We know some people that would likely invest with us so that wouldn't be a problem. Now as the first time doing this we have found that most houses in our price range are in San Bernardino which isnt a nice area. 

Would you recommend BRRRR or simply flipping? Is there anyone in the area that would like to connect?

Hello BiggerPockets,

My husband and I have been getting ready to start investing in real estate. You know paying off our debts, getting those credits scores high, and saving up. 

Now the thing is my husband is on my moms mortgage. We tried to get prequalified but the lender told us that since my husband was on my moms mortgage we couldn't qualify for an fha loan and I would be better off getting a place by myself. The thing is I got prequalified for 285,000. Which isn't much in California. The lender said that if we could get him off the mortgage we could be able to get qualified for more.  Currently my husband, brother in law, and my mom are on the mortgage. My mom wants to put the mortgage under her and my sister. We got in contact with the mortgage company and they said they would either do an assumption or refinance and they could send paperwork. What would be the best option in this scenario?  Any advice would be helpful.
