@Account Closed thank you both.  There is about $20-$25k in equity within each house without repairs and  5 are duplex/quads. Still waiting for rent roll along with HVAC and Cap Ex details however rent is below market rate.  Maybe it's better to take a stab at the best one(s) or I might sit it out.  Thanks for your feedback though.

So I have a friend of mine who's an agent in Atlanta. She has a decent off-market portfolio of single family homes/duplexes and triplexes (20+) with a good NOI. Not in an amazing area but not a war zone either. I don't think I can wholesale the deal as it's off-market but with an agent here so I could potentially go the find a buyer get a fee route I suppose. I honestly would love to try to get 100% financing and just purchase them myself however is that even possible. I just purchased a home so my savings are pretty much gone and there are a lot of other issues that have came up which really would not allow me to purchase through credit.

Bigger Pockets Community how can I make it work? Or should I just forget about it. Any info/help/advice/partnerships would be useful. The numbers are below:

Price: $2.3m

Gross Annual Income: $256k

Annual Net Rental Income: $206k

Net ROI: 8.79%

I'm currently working with a foreign company interested in partnering with established developers on development projects as a Joint Venture partner. They're particularly interested in residential (multi-family or condos), student housing, retail (service-oriented centers), senior living and logistics/self-storage opportunities.

I'm working with the chairman of the company where if the development meets certain criteria we can basically walk the project in. Attached you can find a snapshot of the opportunity.

Thanks everyone for the feedback.  After reading through I think it's definitely better for me dig a little deeper to find good properties and take it one property at a time.  Do you suggest partnering with someone who has a little more experience? Profit would probably be low but anything in the green to me is great!

Been doing a little research and just purchased J. Scott's book on flipping. I have about $20k-$30k to start with. First, is that a good amount of money to start with and get a good deal done? I have pretty decent credit as well. I'm leaning towards hitting a local investor group meeting and trying to partner with someone with a little more experience. Little weary about the whole partnership thing so if anyone has any advice I'd love for you to share.

Also, is it realistic for me to think I can do $150k - $350k in gross profit a year if I don't touch/spend my initial investment and profit? Basically continue to reinvest.

Hello Everyone 

Would love some input from the community on an issue I'm having.  I'm currently direct with an owner of a multifamily building.  Through a buyer contact I have a potential buyer doing dd on the property but no official information has been exchanged yet.  The buyer contact and I have a sub-fee agreement splitting commission.  The problem is the owner of the multifamily has told me what they want for the property.  I added my commission on top of what the seller advised they want to make from the property but I don't have a contract with the owner.  Do I set up a sub-fee agreement with owner/seller? Do I need some kind of contract with the buyer?  Open to all suggestions on this.

I initially reached out to a gentleman who I thought had a property he was looking to sell. Comes to find out he's a developer looking for investors/partners on the development of two multifamily properties. I have someone that's looking to invest in multi-family developments however I'm not sure how to protect myself before connecting the two and how I should look to be compensated. It's not the usual real estate transaction where you look to receive points or is it? Would love some advice on this.
