Thank you everyone for your advice, I know what to do now.

I have a seller that is nearly about to go info foreclosure, he just want to get rid of the home. I have the appraisal which was done in March 07, for 1.2million, he is behind 3 months on the mortgage, mortgage payment is 8800 per month, I want flip the deal quickly, already have a buyer looking at the deal (which he has a line of credit or cash.) The seller only wants 10grand for moving expenses, so what shall I do, should I send the seller a contract for 60% of ARV, because the end buyer has already agreed to buy it at 80% ARV, so how do I structure this deal, so I can make a profit? Are you happy Joshua?

How do you wholesale a home where the owner is using owner financing?
Any help would be great, because I have whole lot of owner financing projects under contract, do really know what to do with them?

Hi, All
I know this may be a stupid question,
but I'm a newbie still, in the wholesaling game.

How do you wholesale a FSBO home?

Is the process simple, I talk with the seller, do my due dilligence
on the property, run comps, run the deal through the deal analyzer,
add my wholesale fee, make sure there is enough profit on the end
for the end buyer.

Is that about right?

Should I just tell the seller what my purpose is by wholesaling
their property, by helping net what they want to net from the
transaction.?

Can anyone simplify this process for a newbie?

How does a wholesaler, do deals with other wholesalers' and still get paid? Can someone explain that to me please.

I have a old friend of mine that wants to sell her property. It's already in foreclosure. She's 4 months behind in payments. About 48,000 owed on mortgage. I ran comps in the area, 60,000 is the highest she can sell the prop. for. How would I structure this deal and still make a profit? I don't want her to deed the prop. to me, I'm just trying to help her sell it without a realtor? Any advice on how to structure would be greatly appreciated!!!!!

If I put a home under contract using an option agreement, can the seller come behind me a sell the property to someone else, without that end buyer buying me out my option, if is still within the option period? :crying:

Can I use Owner-Financing when using an Option to purchase a home?
