What SIC description do you use for your real estate business? I’m filling my profile for Dunn and Bradstreet and I’m not sure what one to use.

Hey! Im looking in most of those areas. I have educated my self enough to get into my first deal. There are alot of mentors out there as long as you show your a hard worker they will pick you up and help guide you.  My best advice is to join up with all the meet ups in the areas your looking into. if you need help analyzing a property let me know or come across one you'd like to wholesale.  There is a south Austin meet up group that you might be interested in attending. Im sure those investors are looking in some of those areas too.

Thank you Greg for the response. That information was very helpful. I ended up getting out bid but since this realtor I've been speaking with only deals with HUD homes I will know for the future.

I have some quick questions for you. Does each 25 year flood zone property have the same restrictions? where can I find these restrictions? Also do all HUD foreclosures have no option period?

Ok so as an owner of an LLC having a 25% down payment for a conventional loan will I be able to obtain a long term loan for a rental? Some investors I've spoken with say no property should be under your personal name. So how will an LLC qualify or do all your rentals need to be under your person loan from a bank?

I appreciate all the advice. I'd like my niche to be single family and small multifamily rentals with a hired manager. I'm definitely willing to hunt down the deal. I will look into and read those books I have a lot of books lined up. And I've been making my way through the podcasts. I've also have been looking into group investing like fundraise. would anyone happen to know anything further advice on that would you?
