Here's a benefit of having a large buyers list:

When you get a good property under contract, you email your buyers list with the property and details and say, "I'm starting a bid on this property with other investors at $___,___. Let me know if you're interested."

If you have 100 buyers and 10 of them would buy at the price you'd be ok with, but 1 would buy at $5,000 more. Wouldn't it be worth $5,000 to have a bigger buyers list to find that buyer?

When dealing with motivated sellers, keep in mind the motivation is usually emotionally packed. So be curteous and take into account any anger or rudeness isn't directed at you, but more their situation. Try to be the answer to their problem while also being beneficial to you. 

"I'm sorry your mother passed away. Loss is never easy. Having to deal with another house payment or just having your loved ones property can be an extra baggage. I wholesale properties in a way that gets the property sold "as-is", in cash, and closes quickly. The way I do this providing a lower price to my investors. Now is ____ the lowest price you're willing to accept?"

Here's a call back script I found that may be helpful.

SMILE and Be Conversational with prospect.

Hi this is ____________

  1. I was getting back to you about the home that you have available.
  2. Can you tell me a little about the property? As the seller is speaking, take notes
  3. It sounds like a great property why would you consider selling it. (Sound confused and perplexed)
  4. When were you hoping to be able to sell the property?
  5. What do you think the property is worth?
  6. How did you arrive at that number?
  7. What kind of repairs does the property need?
  8. What is owed against property?
  9. If I could pay all cash and close quickly, what would be the best price you would consider if I paid for all closing costs and there would be no real estate commission to pay?
  10. Oh…. huh…(sound disappointed). Is that the best you can do?
  11. May I have the address? I’ll do some research and I will call you back in a little while.
  12. What is the best way to get in contact with you?
  13. Do you have an email address so that I can send you a written offer?

I live in WV and am helping out with the flooding that's happening an hour away.

What are some real estate ways or strategies I can offer help to people? I would like it to be a win-win-win situation. I am volunteering free service in some clean up, but I would also like to help as a business where I could make money helping someone.

Hello BP!

I just moved in some friends to my house that I've owned for a year. I got them set up on Cozy.co and they'll be there for about a year while my wife and I move in with family to help raise our new baby. 

Is there anything I need to change or be aware of as far as converting our home to a rental property? Taxes? Insurance? Bank? We will probably try to buy another house after another year.

I would invest about 10k in 8 lists from listsource.com

1. Equity List: 50% or greater equity in properties in my area.
2. Vacant Properties
3. Probate
4. Inheritance.
5. Garage sales in the area, non-owner occupied
6. Evictions
7. Code Violations: tall grass ect.
8. Tax Delinquents

Then I would spend another 20k mailing these lists over a 2 month cycle. 1 for week one, 2 for two...

5k I would hire a VA to monitor the 8 different lines and transfer messages to podio.

5k I would hire an account manager to return messages with a script to weed out non-motivated sellers. Motivated sellers would be given to me to make the final negotiations.

I would spend probably another 10k on software to run this business, which would put me at $250,000 left over. I would try to buy 5 properties free and clear at $50k and do wholesaling on the side.

This is great. I actually have access to free printing in black and white. I've never printed a postcard though, I'll have to research this.

I had a VA call a couple counties in my area asking for an equity list, no one knew where to find such a list. :( Guess I have to do some more research myself.
