Thanks scott, I haven't found One because I have been working on other projects. But I would appreciate if you give me the info. I need all that but mostly I need one that will do double closings. everyone I have contacted says they don't do that. if your company does that please forward his info.

LOL - I hear you. It can be tough.

I believe Jeremy M. is headed in the right direction. I am positive there are RE clubs in your area... No doubt. Go there and mingle, network, be friendly, and ask other investors who they use for their deals.

You will usually have a few of the same names pop up.

Trust me, it works.

The ones you have listed are about 1 hour drive or so depending on the traffic. there was one right i here where I live but they guy who ran it mooved to las vegas.

I got someone to send me one, but it was them transferring my offer onto the Car form. they also took liberty of making a couple of changes. I want to remove and get ablank form do you know how?

How do I handle a closing when doing a virtual wholesale deal?
I heard it isn't needed for me to show up to the title/escrow company but do the buyer and seller need to?
do I need to use different escrow company for each location?
how do I deliver earnest money? mail it? wire it?

I have to choose this route because I currently don't have a vehicle or a job.

does anyone here use freedomsoft, will it make this process easier for me?

has anyone taken a look at the auctions on this site. all the auctins give a quitclaim deed. I was told by someone that I would most likely have trouble selling a place that was quitclaimed to me. SO is this site worth it?

I was just wondering what liability issues exist with rental properties. Should I buy them with an LLC. The other issue is I want the cash to be mine not my companies. To be able use the money from my rental to pay my personal bills and not have comingle issues, but I don't want exposure to lawsuits either is there any solution?

I don't know anything about building codes and I don't think I would be useful supervising any of the work myself. whats more is some of the properties I get are more then 100 miles from me.
