Hi everyone,I’m a real estate investor with 5 years of experience, and I’ve been fortunate to build a solid portfolio:

  • Property #1: 100% ownership of a duplex (long-term rental).
  • Property #2: 100% ownership of another duplex (live in the front unit, rent the back).
  • Property #3: 26.5% ownership (majority share) of a short-term rental in Sonoma, managed alongside 3 other partners.
  • Portfolio Value: Total - $5.2m. My portion - $3.4m
  • Portfolio Annual Revenue: $390k

Beyond investing, I also lead Business Development for a specialty tax firm, Veritax Advisors, where I focus on selling Cost Segregation Studies—helping property owners optimize their tax strategies.My Strengths:

  • Deal Sourcing: Finding opportunities others miss.
  • Creative Structuring: Strategizing ways to make deals work.
  • Negotiation & Fundraising: Navigating partnerships and securing capital.
  • Strategic Vision: Charting a clear path forward.

My Gaps:
While I’ve built a strong foundation, there are areas I’m not as skilled in:

  • Accounting: Managing from the P&L is a challenge.
  • Daily Operations: I lack strength in admin, property management, and cost control.

I recognize that these gaps are limiting my growth, and I’m motivated to find the right partner to complement my skillset.

Just wanted to flag something potentially impactful for real estate investors: it looks like 100% bonus depreciation might be making a comeback next year. As many of you know, this could significantly change the investment landscape by allowing immediate expensing of eligible property costs.

Of course, the devil is in the details. We're waiting to see exactly how this reinstatement shakes out in terms of implementation and any potential limitations.

My advice? Hold tight for now and let's see what the final legislation looks like before making any big moves.

 No research doesn't count. It's only the actual operations of the property.
