@Heather W. I think I would start with best quality tenants, then compare at the cash flow. I am not sure how to find quantitative data on how good tenants are though (may just be my inexperience), but I would think there would be enough data available online to do a quantitative analysis of the atlanta market and break it down into submarkets, or neighborhoods, etc. I am a bit new to real estate investing and thought maybe that analysis had been done before.   What do you think?

Has anyone done a neighborhood comparison for atlanta to compare the average rent to purchase price ratio?  Or maybe an average return on investment analysis for atlanta neighborhoods?  Just curious. Not sure if I am asking the request ion correctly. I guess I am looking for advice on which neighborhoods are best for rental properties in atlanta. I think something below the $150k price point on average would be ideal.

@Mohamed Tarawally : thank you for the offer.  I would definitely be interested in referrals.   Also, any advice for doing the due diligence would be great as well.  I purchased the book on flipping houses and the book on estimating rehab costs but any pointers would be greatly appreciated as well.

Thank you all for the information.  @Rick Baggenstoss : I am trying to plan my trip to atlanta around a GAREIA meeting.  What about the Atlantareia?  

@David T.: My brother can do most things as far as the house is concerned, but I would be interested to meet others who could do more extensive repairs, as he would be doing it in addition to his regular job.  Any referrals you could offer me would be greatly appreciated.  Not sure if you can do it here, but maybe in a PM, if you are willing?

Hi.  I am a new investor living in DC, but interested in investing in Atlanta.  I am working with a partner investor (also from DC) and my brother in Atlanta who is a sort of jack of all trades handy-man for the house.  I have been doing a lot of research on bigger pockets and through other books and websites as well.  My partner and I are going to visit Atlanta and are talking with a real estate agent in the area, but I am wondering if anyone has recent experience dealing with wholesalers in the Atlanta area.  We are primarily interested in buy and hold properties, and are looking for discounted properties that need a bit of fixing up to be done.  Just looking for some pointers and to learn from others who are more experienced than us.  Thanks and I look forward to speaking with you all.
