Hey all- THANK YOU for such tremendous responses thus far.

To answer @Cameron's question - goal is to improve value and leverage appreciation over time to re-invest in bigger property. I think the value piece gets harder if its not in ATL (where i live). 

Cap rate compression seems to be biggest issue here .... and sounds like it needs to be an off market deal. so more for me to research on how to do that!

Peter - thanks for the input on % needed of price ... that definitely helps as i think about downpayment / leverage.

Finally - how does someone syndicating a larger MF property (per Chase).

Hi everybody - new to Biggerpockets. Have been investing for the last 4 years now. I currently own 3 rental properties (and one home). 
I expect to have $200K in cash by Feb 2022 btw work bonuses, refinancing etc.

I am interested in branching into multi family next. Is $200K enough to branch into this space or should I save more? Looking to buy in / around Atlanta, Charleston, NC or TN.
