Also, what street level data would you be most interested in?  

E.g. can be :

a.  One way streets 

b. walking distance to 2nd or 5th restaurant - shows density of restaurants or other points of interest

c. streets ending in cul de sacs or not

d. traffic during the day or night

e. anything else that you think you are interested for hyper-local focus

I admit - I am a data geek. 

I suspect a 2020 recession so I am utilizing the time now to learn as much as possible about REI. I am also quantitatively gifted (forced to learn, lets say) with some technical chops, so wanted to build a better mousetrap for market/neighborhood/block selection. I realize that there are various market monitors like housing alerts out there but wanted to see if I can come up with something equally good - but free to poke around.

What are your criteria for market selection and neighborhood targeting. This is particularly relevant if you are an OOS investor.

I have listed a few that I thought might be relevant; is there anything else that you find compelling and that has worked for you?

  • Looking at typical Population, Job, Income Growth indicators
  • Want outsized job growth above all else

I am leaning that way. Best to use what California has to offer while I am here in California and subject to its legal and tax regimes. Also, i plan on investing in other pieces of the cap stack - i.e. in syndicated debt and preferred equity in nominal amounts so complete silos are perhaps not required.

Now I have to find a good lender who is willing to work with me on loans while title is in the LLC. I am a chase private client but I doubt they are the best lenders. I have been scouring for good leads.

This site is the best.

Hello all,

I reside in CA, but am preparing to invest with a friend of mine on a property in Houston. I  also plan to make a couple of investments this year in St Louis and elsewhere.  My eventual goal is to hold a portfolio of small multis for cash flow, but will likely invest in a few SFRs on the way to getting there in order to learn the ropes.

I am eager to get started the right way and I am posting here on this esteemed group  to get some specific advice and referrals on entity formation and related topics - i.e.  

a. series LLC vs traditional

b. California LLC vs NV or WY LLC,

c. how to hold title 

d. how to obtain financing

Since I joined this forum (and before) I have researched and read a ton of posts on this topic, but each forum post had general thoughts and suggestions (and sometimes conflicting thoughts) but no definitive advice.  I realize it is a complicated topic and each individual circumstance is unique and probably requires professional advice.  So any referrals for attorneys would be greatly appreciated.

I apologize in advance for any forum related transgressions ... still learning the protocols here.

I am a data nerd with solid data analysis skills. Can you recommend sources from where I can obtain rich data on purchase / sale?  Many thanks, in advance.

Data points I am looking for:

a. Address of unit

b. Same unit purchase and sale price, in time

c. Buyer / Seller Info

d. Date of transactions on unit

e. Whether listed on MLS

f. Type of unit - SFR, Condo, Small Multi

Wow! Thanks for that insight. That is exactly the pointers I was looking for. 

Not trying to do this the easy way... but where did you get the information/data for the analysis. ..i.e. what went down in 2018.
