Hello Fellow Investors

We own a 32 unit apartment in Arkansas. We bought it for $75K and spent approximately $400K in the rehab.

We are now looking to Refinance it with a commercial lender or bank and are finding it hard to locate lenders who can can lend that amount. Most of the banks we get in touch with say they have a minimum of $1M loan for apartment complexes. Are we doing something wrong here?

Hello everyone!

We got a new roof installed in 2015 and the contractor gave us 5 yr warranty. 

Its been leaking from a lot of places. The roofer said he wont fix anything for free. Not honoring his warranty.

I had 3-4 roofers come take a look at it. They all said the roof was installed terribly. So anyways, our insurance wont cover the workmanship issue and legal route is the way to go. 

Can anyone suggest a good attorney that you have used ?

Hello, we are currently remodeling a 32 unit apartment in Pine Bluff, AR. Our contactors came today morning and told us someone had tried to get in. We do have simplisafe which might have failed to ring.

My idea is to have a security guard who can be present at the property while no one is working there. Any ideas ?
