 Wow...I also started learning more about Tax Lien certificate / deeds @David Stevens III. I am attending a 3 day workshop in charlotte on march 1st to learn more deep diving into it. I think it is promising but I am still not 100% sure man with big banks and corps already showing their presence in this space. What does your learning so far tells you?

Hello you all Supportive members,

I recently joined this forum and it has been overwhelmingly supportive. I am also starting formal learning for RE license exam.

Wanted to request some assistance in knowing good / emerging areas for my first investment property (3/4Bed) costing 100-300k with decent possible cash flow. I am considering using HELOC from current primary home in south Carolina. I know Charlotte area but have no idea about surrounding good areas from investment point of view. Heard a lot about Huntersville, Mathews, Mount Holly etc but have no ground level understanding 

So far I am relying on Zillow, Redfin only to find properties so also wanted to check what are other reliable local / online MLS sources to look for prospective properties. When I used to live in other states, I often would come across free MLS listing booklets in Shopping centers but I don't see those here.

Lastly, i would love to ask questions, learn and progress with seniors here. Always looking to collaborate with new comers like me.

Hi @Eliott Elias,

In that case, do you suggest establish LLC first, keep it active. Parallelly, start buying rental property, grow your portfolio and later at some point, move these rental properties under this LLC?

I live in SC and started knowing about creating RE LLC

Do you suggest, to eventually move this LLC under Family Trust?

Cary area is way too costly for me but I am open for Winston, Greensboro, Asheboro, Garner etc but I don't have deep insights there.

So far I am relying on Zillow, Redfin only to find properties so also wanted to check what are other reliable local / online MLS sources to look for prospective properties.

Lastly, i would love to ask questions, learn and progress with seniors  here. Always looking to collaborate with new comers like me.

Apartment /condo homes are easy to buy but appreciate slowly, often are older, have higher HOA and likely some restrictions.

single family or townhomes are much better options for rentals!

@Will Gaston on a side topic, how are Lugoff and Elgin areas for rental investment? I am considering few properties there as well.

How much is general rent possibility (Ball Bark estimate) in your opinion / experience for 3 Bed single family or townhome in - 

1. Lexington

2. Columbia

3. Lugoff / Elgin

4 Sumter
