Thank you for your advice. I have flipped three properties in the past 12 months. Each of the properties I have went into I made sure they would cash flow even if something went wrong. This property happens to have great upside either way I go. Marcus confirmed my thoughts so WHEN I purchase the property I will hold on to it.

Thanks for the reply Drew Markert. I would use the brrr strategy if I was to keep it. That is what I am leaning towards. I want to make sure I am not missing something.

I am a newer investor in Milwaukee trying to quit my JOB. I am purchasing a duplex with approximately 30k in immediate equity. I could rent it out at about 20% cap rate. I have some cash available for flipping a house and some private money lenders set up. Minimal repairs to rent or sell. Would you flip it or rent it?
