In State / Out of State?

Looking to Invest in-state now. Driveable distances to Bay. (Sacramento to Modesto- I know that is a pretty general area but looking for anything right now. Area of expertise is the East Bay Area Concord to Livermore. Will be considering out of state investments in the future, and interested in hearing more.

Strategy?
'Fix' and Flip- Pretty self explanatory. Looking for good deals that I can rehab and fix quick.

I would like to pick up my 1st rental property in the near future and continue growing from there. So in the future Buy and Hold

Type of properties?
For now Single Family

Looking for?
Deals- I have capital, just hard to find the deals and steady lead flow here in the Bay Area.

I wanted to see what peoples thoughts were regarding the hedge funds. Buying all they can as well as if and when they decide in a few years to unload the mass properties they are buying, what effect it will have on the market.
