Hey everyone!

I was wondering if anyone on here has acquired a lien or violation list directly from the City of Miami. I know it's public records in most (if not all) cities but I've never seen anywhere that charges so much for it. City of Miami charges $200! And it seems like it's one folio number per transaction.

Does anyone know of any other options?

Great tip. Thanks for the info. I did end up meeting with her and like you said, she's looking to get much more than what I had to offer.

However, I also found out she is somewhat motivated since she wants to sell before her husband changes his mind, so I haven't let that one go 100% just yet.

Hello everyone. Thanks for taking your time to read my question.

I've made an appointment to see a property (tomorrow) which my goal is to wholesale. However, I just recently discovered the house is listed on the MLS with exclusive right to sell.

What are my options? Any information would be great!

@John Thedford I'm a bit confused by your post. Are you basically saying it's illegal to wholesale properties? And then telling me how to do it?

@Barry Pekin Something around the lines of "Need to sell your house? Need quick cash - Problem Tenants - Tired of Making Repairs - We close within 30 days - Call me for more information (etc.)

@Barry PekinYes thats exactly what I'm aiming for; short and sweet. I wont be targeting probates just yet. 

My list criteria is the following: Two ZIP Codes, single family residential, 40-100% equity, property last sold over three years ago, owner age 45+, owner occupied

@Cameron Tope I need help with what to write on the mailer. And considering I want to make it in both English and Spanish I rather it be something short and to the point.

@Jonathan Greene Awesome! Awesome! Awesome info! Good point. I hadn't thought that far but thanks for putting it out there for me. I haven't looked into hiring a VA just yet since I'm trying to cut costs for now. I'm just dying to get this first deal under my belt! I'll be answering the phones but considering I do have a full time job at the moment, I may miss some of them. I'll definitely be using a spreadsheet to track responses. I also need to figure out what to tell them to keep them interested when they call me or when I return their call.

@McKinley Crowley Thats a good idea. I did at one point think it was a little too many but then I thought the more the merrier. And the 'yellow' letter part makes perfect sense; I think I'll go with pink :D What do you mean by 'a round'? Splitting up my list and sending it to about a third or quarter of the list? Cheers!

I'm about to send my very first direct mail campaign and I just want to make sure this goes out as best as it can. I've been trying to get this ball rolling for months but I've been very reluctant since I tend to overthink everything and feel like my money won't get put to good use if I don't make sure this is damn near perfect.

Anyway, I know some may be terribly bored of reading or even responding to this topic but but I can't seem to find the answer I'm looking for on BP and I also wanted an updated answer. I'm this far now where I've already purchased my list (generated 2,145 leads), but all I need now is to mail the leads from the list. My goal is to wholesale and I'm looking for a short and sweet message to get over to the potential seller. 

I plan on using Yellow Letters postcards unless someone has had better experience using a different method, I'm open to ideas. I did the math for cost and concluded printing and mailing myself will cost more than using the website.

I'd extremely appreciate everyones help on this topic. I gotta make some moneeee!
