@Bill B.. Thank you. I basically want to know if I still have to put time finding contractors when im paying 5% to my PM. If, I'm doing part of the job, and that is finding reasonable quotations/contractors which is a significant part of what i assume a PM is hired for then why am i paying 5%? Or maybe my expectation is unreasonable?

Hello,

I need to lift a sofa to be put on the rooftop of a 2-story building. Property is located on the Venice canals. Any information of a crane company that does this job would be appreciated.

Hi Frank, thank you for your feedback. I'm paying 5% to my property manager to manage the rental. Does this mean I can expect them to find multiple quotations and present them to me (not just one quotation from their go-to contractor) because that involves in them being present at the property so the contractors can visit the site and give quotations.  

Hi, there has been a leakage in the roof of my rental property. My property manager gave a quotation on the behalf of a contractor he works with which seemed high. Is it his responsibility to find a good contractor with a reasonable price or does it fall under my tasks?

Hi, Im on the Venice Canals and need to put a spa on the rooftop. I called a couple of crane companies and they seem to say its impossible. Would appreciate any information helpful regarding both putting the spa on the rooftop and getting permit from the city for it.

Hello,

My tenant's 8-months lease in Los Angeles is coming up next month and I have requested a 8% rent increase which he has disagreed to. Would appreciate any feedback on what my options are.
