Zillow requires that Realtors go in and input the price of the home they sold. This probably is only done by 50% the Realtors out in the market. It's good for pulling up what is "FOR SALE" but not for what "SOLD"

 Yeah I have figured as much already, but I do see some other solutions. I will be presenting them here very shortly.

Tie it to Quickbooks Online (they've got APIs for everything) and charge me a flat fee per month. I'm there.

Most people overlook a really important thing: Solve for your customer and you'll get $X in revenue. Solve for your customer's customer and you'll get $10X revenue.

The closer you are to where money changes hands, the stronger your value proposition.

 Thanks for feedback, looking into it ASAP! Would you prefer it to be part of your Property Management app or rather a separate thing, just syncying to your Property Management platform?

Neither are any problem to me. My problem is understanding what simple solutions I can offer to RE investors in a mobile app. Essentially, I am trying to find out "How can a mobile device help you run your REI business?" - and I will make that solution. There are many pains, but they are all inconsistent and all over the map..

I agree with Jose. First and foremost there must be a need in the market for what you're making and second of all it's better to do one thing great than a bunch of things mediocre. And besides, there are already apps out there that do most of what you're describing so why reinvent the wheel? Also from a business perspective, it isn't advantageous to enter a market with very low barriers to entry.

Actually, I'm developing my own REI app right now and I've already concluded from my research that many of these features don't create enough value to be viable as a standalone product.

P.S. If there are any developers on BP out there, message me. I'm looking for someone to join my team. Beta is launching this month with quite a few customers lined up.

 Thank you, I will definitely look into Quickbooks Integration. What is the most useful feature can I add to the app to make it a property management dream tool? I imagine there are some great benefits of being able to use a mobile device for property management, but I haven't done much of it myself.

 I've seen this implemented with a different platform, using Zillow API. Not sure if I am going to use Zillow though.

Have you looked up the costs of implementing the several apis you'd be needing?

Just be careful that with everything you're adding it doesn't get too cluttered. It's usually better to add one awesome feature rather than several decent ones. 

However sounds like an awesome app. Some of the features you mentioned like photo/GPS upload would be pretty cool.

I'd advise you to look up the competition and see how you can improve on what they're already doing. And always develop based on user feedback, which it seems like you plan on doing based on this post.

If you don't mind me asking where do you work? I'm a consultant doing development at Humana.

 They do provide API for that. I haven't done all that much research in what other features their API offers, but sold listings is one of them. I am considering using only one RE platform at a time, but it depends on whether some of the platforms can compensate one another. I work out of Cleveland, Ohio.
