I can come up with about 20% in a few months. I was just curious if banks typically did loans for this amount. So a personal loan or private lender are my best bets?

Hey BP, I was interested in getting my foot in the door with a small SFH in the Fayetteville area (NC). The property is about 25k and I have very little money down, about 3% saved up so far. Is it possible to finance the rest of the amount? I know cash buyers usually snap these type of properties up but is there a good loan for something like this? I plan to use it as a rental property right out the gate and hold it for a bit. How would you go about securing a loan for this amount?

yeah the market out here is pretty depressing. The few properties I've seen are in such bad shape. Maybe I'm asking for too much 😅

Thanks for the advice Thomas. We will be looking to buy a "plex" and live in it for a year. Seems like the best option for our VA loan.

Me and my husband are very new to investing and we decided to get into MFP as a way to pass time while he's stationed in Fayetteville, NC. We got approved for our VA loan and now we're just looking for a good starter property to call home for a year.
