Hey everyone, I’m thinking of heading back into the North Carolina land market (Charlotte, Gastonia, Mecklenburg, Huntersville). 

If you’re currently investing in these areas, for raw land and development, what are some numbers you typically like to stick to when purchasing lots?

Builders, developers, land investors please chime in! What’s your rule of thumb for determining how much you will pay for land/lots? 
Are you using the 20% sale price rule?

If any of you happen to be from south jersey, let me know your average price you’re paying per sqft for building cost.

Anyone have Assignment of Contracts and Purchase and Sales Agreements contracts they wouldn’t mind sending me? If you have any contracts specified for land that would be helpful as well.

Any advice from firsthand experience from investing in Salem County? I have the potential to put some land under contract in this county but I’m not sure if it’s generally where investors are investing.

What are some things I should know about going this route? What are some questions that I always need to ask or info I need to know to be able to efficiently sell land? I know I should always know what the land has been zoned for, but what else? Feel free to leave any other advice/tips on wholesaling land, I know this is a little different from selling residential properties.
