Landlord here... running into this issue for the first time.  My tenant called and asked me to set up a Statewide Vendor # so that DSHS (Department of Social and Health Services) can make payments for rent on the tenant's behalf directly to me.  The form to create a Vendor # also requires me to fill out a W-9.

I'm wondering if anyone has experience with a similar situation?  Also wondering if I'm taking on any legal risk by participating or not participating?  Any general background information would be much appreciated!  Thank you - Ben

Hello fellow real estate investors. My name is Ben and I've been dabbling in real estate investment and fixing up distressed properties since 2000. I recently jumped in with both feet by quitting my job and rolling the dice on a flip in North Austin. The home went on the market on 10/7/13 and I'm currently sweating, biting my nails, and pacing about as I await a buyer.

I love doing my own work on my houses, although I'm reluctantly learning that just because I'm able to do something doesn't mean I should do it. Time really is money.

My goal is to sell my flip and immediately reinvest in a distressed property so I can earn some cash and keep this dream alive. To anyone willing to help me along the way I'd like to say 'thank you' in advance, and I look forward to to helping others along as well.
