@Joe Villeneuve I agree with @Guy M. - awesome response. I think the balloon option is a great point as well - this way the seller gets the full amount in a shorter period of time, and not like with a typical 30 yr conventional loan. Many thanks!

BP, when would be the best time as a seller, to use seller financing?

I know that one of the reasons some do it is potentially at the end of their career and want to avoid capital gains taxes. But aren't capital gains taxes applied whenever you don't do a 1031 exchange in REI - or when the money isn't reinvested?

In this sense, my question is two-fold. Thank you!

@Remington Lyman How do you do an “off market deal”? Is this just doing a deal without putting it on the mls, and is initiated by word of mouth?

With this in mind, I think I share the same goal as you of having a solar panel on one of my properties - be it on my personal residence or an investment property.

Is there anyone in the BP universe that has added solar panels to a house to decrease utility costs? 

I assume there would be potentially significant upfront costs, but that the panels would pay for themselves and more overtime.  

The other obvious benefit is clean living and sustainability :) Let me know your thoughts!
