Looking to invest in Jacksonville market for long term buy & hold for something within $200K. Any tips/advise on following questions would be appreciated!

1. Should I look at SFH or duplex/tri/quads?

2. Any neighborhood I should be looking at (or should simply avoid) - ideally looking for Class B neighborhoods if possible with my 200K budget

3. Realtor recommendation who can guide me in this market?

Thank you for your response Brandon. I agree and he definitely is doing what I am looking for (or it seems to be from his IG) but we all know how social media can be. So wanted to vet this guy to see if anyone has any experience. 

If you don't mind me asking, what were you looking for and how did you have to pay for the mentorship?

Hello I have come across IG page for Richard Garcia. He has really good content and tips and I am looking to sign up for his mentorship program. I was wondering if anyone has any experience about it?

@Hengky Lim and @Kayla Ahsing - I don't think Clark County regulations allow airbnb unless the property owner lives in the same property. However, I do see several 'entire houses' up for rent in airbnb in Clark County so not sure if there a loophole. Please let me know if you have more insight.

Just wanted to reach out if we can still find properties that pass 2 % test in today's market? I am practicing how to quickly analyze deals and nothing seem to pass 2 % or even 1 % test. 

I goal is to buy my first deal before summer so any help is appreciated. If you know market where properties are passing 2% test, please let me know :)
