So what is the deal / property? And what do you want 'him' out? 5% isn't such a bad deal. What is the term? If you cannot finance then cash-cow him out. Is the property more than just a bedroom for you? Can you do a house-share to come up with the cash in short order?

What kind of PEX crimps do you use? The copper bands? Or the ratcheting stainless steel bands?

How do you like that Tagaki Jr? How long have you had it? I have the same one in my own house - originally because it blends well with my solar hot water heating system, although now I also take a loop off through a little plate frame heat exchanger to make 'boiler water' to heat my second floor.

I didn't like buying the SS stack pipe so my next tankless will be a condensing Navien. <g>

Audrey,

I would call Capital One and explain the situation to them. They will have a product to suit your needs - and will grow with you as you rebuild. Credit scores are used for everything now: insurance rates included.
