My question is this, I want to buy more SFH but I have no cash. I have one now but want to buy more. Someone told me I could partner up to buy some buy and holds. How do I structure something like this?

I have a question about HCAD. Can you find how much the owner owes in taxes(if they do)? I see the tax information but it does not making any sense to me.

We have this house under contract trying to figure out the repairs for this house. From just looking at the pictures does anyone have any idea how much it would cost to install a new column to support the added patio cover? Should we have the lower deck removed?

Right now the the edge of the upper deck is supported poorly by the deck rail.

I have obtained my list from Real Acurciation. I must send out all together about 1,200 letters from March 2015- either out sourcing them or me doing it myself. Did a few bandit signs. I think I got about anywhere from 6-8 leads and maybe 4 good leads. Had one property under contract but fell through the cracks. So now it being August following up on 2 leads now.

Hello everyone,

I just got into wholesaling and I'm having trouble generating leads. I'm in the Houston area I have done some direct mail and some bandit signs in the last 3 months. I have gotten a few leads but no deals. My question is how can I get more leads to come in with my marketing strategy. Maybe about how much letters should I be sending out a month or how much signs should I be putting out?

Thanks

Thanks everyone,

I never heard of NACA. Is that something I can do in the state of Texas?

My logic in thinking is the amount of money that I put down on a house is almost the same amount to put into a apartment deal with other partners. So won't it make sense to find deals like this instead of buying SFH? I understand that I must be educated in apartment investing before doing this though.

My question is could I find apartment deals as a passive, for as a little as 15k-25k?

Hello everyone,

I really want to get into multi-family investing. How can I do this? The reason why because we are in a buyers market so it makes sense to invest in apartments rather having to put huge money down for house. I own one rent house now. My plan is to start as a passive is there anyway I can achieve this goal quicker? I don't have a lot of money right now.

Are there ways for me to raise money?

Or maybe having good credit is good enough?

When I'm making the lease what do I write in the non-real property items?
