Should I get a loan through my LLC or a personal loan to finance an investment property?

I have been told by a loan agency that I will not be able to get a loan through my LLC; I have to get a personal loan to buy my investment and then transfer it to my LLC.

Can you give me any advice?

Did you ever get a mortgage through an LLC?

@William Cunningham , I am really looking to flip because I do not have any property manager that will help with rental units. Do you think the neighborhoods you mentioned would be good for flipping?

I am a Real Estate Agent in Brooklyn NY who just moved to South NJ. 

I am looking to start investing in PHILADELPHIA, PA and I need advice on where and how to start. Any advice is welcomed!

I am actually a real estate salesperson in the state of New York. 

The seller pays the commission to the listing agent (usually 6%). If there's a buyer's agent involved, the listing agent share their commission with the buyer's agent. If there's no buyer's agent involved, the listing agent can keep the full commission. You personally do not pay the listing agent, the seller does. However, I am sure that you can negotiate better closing terms with the listing agent. Regardless of what city you are in, a good agent will not let a deal die because of the closing cost.

This is some advanced material, I LOVE IT ! But, this is the other challenge, how do I know if it's worth it to put a property under contract? How do I know how much investors will be willing to pay for it and then put it under contract at the right price?
