Thank you! Someone in the thread said you have tutorials. Do you have a link? I'm a total noob but my potential investor doesn't know that yet haha
I'm a college student majoring in business. I've been introduced to real estate investing and have a membership at my local REIA. Recently, I've been asked to be a bird dog for an investor who's out of town. I'm a total noob but didn't mention that. We are scheduled to have a tele-meeting next week to discuss criteria and such. I understand the theory in general but need specific tips and examples from those of you who have done this successfully. Do I need to be involved with the contracts? How much do I charge? Do I even decide that? I could use all the help I can get! Thank you Thank you!!!

I just need someone to confirm the process because I'm learning and my thoughts are scattered.

I find a mobile home for low price "fixer" for sale by owner.

I put it under contract like a regular house to do due diligence? or is there something different

I perform due diligence, proforma, renovation cost estimate, moving cost etc. to show to HML

Loan approved, proceed with closing... (signing over title)

Loan not approved, release seller of obligation to sell to me? yes?

What do I have to take care of with the DMV?

Does anyone have an example of good contract to use?

Any other important details?

@Jeff B. That's interesting. Are there special places that do custom appliances and doors and such or are you kind of on your own with finding a guy to do it for you?

I'm starting out a company in Portland area and have decided that I want to buy a mobile home. From someone who is more experienced, what is a good price point? How old should they be and what kind of rehab will it need? What about the title? Thanks, anything helps!

What is a good online source for a proforma? I want to be able to type in some numbers and have it generate information for me to find MAO. I've seen it done, I was just wondering which programs are best. Thank you!

Good Afternoon Everyone, 

I'm a new investor with a goal to secure a wholesale deal by the middle of next month. Trouble is, I'm young and have limited starting resources. How can I find a flexible right side lawyer who can help me with the legal aspect of my deal? I searched the internet for some but thought I'd ask someone with more experience to see what you think. Thank you!
