Also, do you do land clearing if I were to purchase an empty, wooded lot?

@Greg Wake:

It's pretty impressive so far. I joined SJREIA, very friendly people. They have several subgroups that meet one per month, as well as a monthly main meeting for all the groups combined. Many of the investors range from new to somewhat experienced.

The last meeting I went to had a fantastic guest speaker that spoke about buying at auctions and sheriff sales. He gave very detailed, sound advice, that I wouldn't have expected from a small group. I would recommend joining if you are not too far.

@Charlie Hampton: Glad to hear you live in one - I'm ultimately looking to do the same.

How did you determine where to buy land and subdivide? How did you figure out what the demand in that area would be?

@John Moore: Good point - it's exactly the stage I'm at - I've contacted a few and am waiting to hear back. Initially I was thinking to have someone else build the first one for me so I could watch and learn, but then it appeared I wouldn't be able to make any profit once I sold the house. How much margin does a modular builder typically add to the purchase price of the base modular unit?

Hello Everyone! I'm new to real estate and am down here in south Jersey, near Cherry Hill. I'm looking to get into single family Residential development, specifically, building modular/"prefab" homes. I've looked at several modular home factories, joined the local REI club, and am slowly putting together a team.

I've lived in both North and South Jersey, so I'm open to build anywhere throughout the state.

I'm looking to find land at the right price or even a good tear down to build my first property.

Any and all suggestions would be most welcome!

Also, if there are other former airline pilots out there, say hello!
