Quote from @Ben Gradert:

Hey Patrick,

I just moved to the area and I'm looking to meet up with fellow entrepreneurs as my wife and I run our business. When is the next local meet up?

Hey @Ben Gradert, sorry I missed this! The next event is actually tomorrow evening at 6:30p, here's the link to it!

Hey Austin, hope to see you at the event next week! I'm about to repost this for the April event, but here's the link to details and tickets

ETA - I for some reason thought this was the post for March. The link I posted is the same as the one above, oops!

Meet fantastic business owners, build your business, and become a better version of yourself. That's what happens at Charlotte Entrepreneurs events where we focus on WHO you are, not WHAT you do.

~~Get your ticket here~~

We know how important it is to build business based on the trifecta: know, like and trust. Why do we think that'll happen just by throwing business cards at each other?

Come join us for a night as we do things differently! This is a semi-facilitated event where you'll be guided through a couple of questions as the starting points of your conversations, allowing you to dig deeper with the incredible entrepreneurs in the room.

The business comes naturally and easily as a result!

We do this by asking different questions and talking about important topics, and we also don't take ourselves too seriously!

Excited for something different? Grab your ticket and save yourself a spot!

Not sure what to think? Step outside your comfort zone and give it a shot!

Join Charlotte Entrepreneurs for an event where we provide a refreshing take on your typical boring and transactional networking!

~~Get your free ticket here~~

When we get to know each other as entrepreneurs, beyond the label of our industry or our business, we create true relationships with people we know, like and trust. We do this by asking different questions and talking about important topics, and we also don't take ourselves too seriously!

This isn't simply about stacking up a list of potential referral partners and even more business cards that'll end up in your junk drawer (you still have one right?). This is about forming deeper connections with a handful of fellow entrepreneurs who are in the same boat!

The "networking" will be curated in a slightly different way than normal...more intentional than a free-for-all and less intense than speed networking!

Excited for something different? RSVP and save yourself a spot!

Not sure what to think? Come join us and give it a shot!

Put on that ugly sweater and we can't wait to see you there!

We already do things a little differently around here, so we're taking that a step further in December with...

  • -A few other giveaways from the community that we'll raffle off

We're so excited to bring you the first Charlotte Entrepreneurs event!

Charlotte Entrepreneurs is where we reimagine "networking" and where we do things a little differently. You won't need your polished highlight reel and perfectly crafted elevator pitch, save those for social media and other events!

At this event you'll engage with fellow entrepreneurs through the lens of our shared visions and common challenges. They say it's lonely at the top, and as an entrepreneur that's especially true when many people around you don't understand where you're going and what you're working through. This event may push you a little outside of your comfort zone to talk about your loftiest aspirations, your greatest challenges, and your deepest fears.

This isn't simply about stacking up a list of potential referral partners and even more business cards that'll end up in your junk drawer (you still have one right?). This is about forming deeper connections with a handful of fellow entrepreneurs who are in the same boat!

Post: Tips for speaking with lenders for the first time

Quote from @Jennifer Dargento:
Quote from @Patrick Menefee:

Can you elaborate a little more on what you mean when you say "ability to scale is a top priority for acquisition"?

Does this mean you want a lender who will do multiple deals with you? Are you looking to build a strong foundation so when the time comes you can scale quickly? Are you in a situation where you want/need to get out of your job and create some additional income as fast as possible?

There's a lot of good advice about how to speak with a lender, but there might be a better question to be asking!

I would say build a strong foundation so that I can scale quickly. The goal is to be able to increase the number of cash flowing properties I purchase each year. I would like to replace my full time income in roughly six years from now if possible. I know I would benefit immensely from starting with more capital so right now I’m working on accumulating capital using my own income so that I can make my first purchase most likely Q1 2024.

More than happy to do multiple deals with the same lender. I definitely have some learning to do with how lenders operate and different categories/niches they belong to.

Smart to focus on capital generation. Are you currently doing anything to generate capital faster, or are you primarily focused on saving more of the income you currently make?

And from a real estate standpoint, have you ever considered working with partners to help scale faster?

Also, would you call it a success in 6 years only if you replace your income through rental cash flow? Or would it be just as much of a win if some of came from cash flow and some of it came from active income generation too?

My focus has definitely shifted this year. I'm offloading a number of my properties to eliminate headaches, and I've started focusing on a few different metrics (some less measurable than others):

-ROE (return on equity)
-ROT (return on my time required to manage the property, renovations, or property managers)
-ROH (return on headache - my #1 metric. How does the return compare to how much of a hassle the deal is?)

My active work in the real estate is now focused around coaching others, investing in other peoples deals, doing a little private lending, and optimizing my remaining STR
