Is SLO much more affordable than San Diego? lol. I guess probably so, but I don't know SD market at all. It's slim pickin's for inventory like most places right now. Shoot me a private message and I can get listings over to you and answer questions.

Sounds like a mess currently compared to how the conversation started. This would be your first deal? I'd be very cautious about this seller. Has he stated his reasoning for not involving a broker? I know people hate the idea of paying commissions, but as previous poster mentioned, why wouldn't he just list it for the $1.2M he believes it to be worth and have a broker handle the transaction professionally? He'd net a hell of a lot more than selling to you for $1M without commissions. Seems fishy. Are the additions permitted? Does everything look like it was done in a workmanlike manner? Do not skip inspections on something like this and do not be afraid to ask questions.

After running an Airbnb and getting used to it being perfectly clean ALL the time I TOTALLY understand how you must have felt when you first walked into the longterm unit. I recently had the same thing. Had some water intrusion in my long term unit so I went to check it out. Tenant is borderline hoarder. Almost made me sick after the blood sweat and tears I put into making his place look absolutely beautiful prior to his move-in. Luckily the guy is a great human being and pays me every month. Even offers to help me with stuff around the property. As long as the place is just messy and not being damaged then I guess it's up to him how he wants to live his life. But as both @John Underwood and @Jonathan R McLaughlin mentioned, it's nice to have some diversification and really as long as there is no damage and it just needs a deep clean then that's pretty lucky I'm thinking.

Like Jaymie mentioned, I'm not sure if you're referring to the actual city of SLO or county. I live and specialize in the North County so Paso Robles, Templeton, and Atascadero. I operate 5 short term rentals and 1 long term rental between Paso and Templeton and pretty versed with the market and regulations here. Would be happy to connect.
